Our client is a self-administered industrial real estate investment trust that focuses on the development, acquisition, and operation of industrial properties in major Sunbelt markets throughout the United States. Its strategy for growth is based on ownership of premier distribution facilities generally clustered near major transportation features in supply constrained submarkets. The current portfolio includes approximately 65 million square feet.
Position Overview
The Executive Vice President leads one of the key geographical regions of the Company. The EVP has responsibility over all activity within their region to include asset management, acquisitions and dispositions, development, property management, and staffing. This position will participate in strategic planning/goal setting with the company’s Executive Management Team and lead an overall effort to grow their region.
Summary of Job Duties
Acquisitions & Dispositions
- Act as the Chief Investment Officer within the assigned Central U.S. Region.
- Establish the investment strategy for the region aligning with Company goals and objectives.
- Develop and maintain a broad range of industry relationships with brokers, developers, owners, and venture partners to identify opportunities of industrial properties.
- Source potential acquisitions, including off-market opportunities, through broker marketing materials, cold calling, and target site visits to determine if a property meets Company investment criteria.
- Spearhead the acquisition process from LOI prep to closing, serving as primary contact for the deal internally and with outside consultants.
- Assist in preparation of underwriting package, reviewing and analyzing data during the due diligence process, coordinating third party review of property information, and negotiation of lending agreements.
- Identify any assets suitable for disposition and lead sale efforts including contract negotiation, transaction management, and closing.
- Present all investment opportunities to the Board of Directors and Investment Committee.
Development/Redevelopment
- Manage and drive the ongoing coordination of pre-development, development, and construction activities for new industrial projects.
- Create a robust pre-development pipeline and oversee, coordinate and manage the full-cycle development process from initial project site identification and evaluation, deal negotiation, entitlement, planning, design, scheduling and budget presentation for Executive approval.
- Oversee the development phase through completion including project construction, pro-forma budget updates and all internal and external coordination.
- Manage all land acquisitions from the perspective of organizing the rezoning process, assembly, site development and setting a budget for infrastructure costs.
- Work alongside Construction Team to coordinate architects, engineers, and city officials to create building plans, fully entitle, and get permits issued.
Operational Management
- Act as the Chief Operating Officer within the assigned Central U.S. Region.
- Develop and implement a strategy for the successful management of assets.
- Coach Asset Managers and Property Management Teams to achieve or exceed Company operational objectives including customer satisfaction and asset profitability.
- Maintain a strong and collaborative team culture, as well as a strong and dynamic organizational climate, by encouraging teamwork and open communication.
- Hire, develop, and retain talent to implement current and long-term business strategies.
- Ensure and assess proper staffing levels and manage the staff within the Central Region.
Education & Experience
- Bachelor Degree in Real Estate, Finance, or other Business related field.
- MBA preferred.
- Significant real estate experience including development, acquisitions, and asset management.
- Previous experience effectively supervising, training, mentoring, and evaluating several property managers at various levels within the organization.
Knowledge, Skills & Abilities
- Knowledge and understanding of the Company’s Central Region real estate markets.
- Understanding of real estate development/redevelopment process.
- Ability to understand all aspects of real estate transactions.
- Strong interpersonal and communication skills.
- Highly organized with strong analytical skills including financial, scope, and budgeting.
- An understanding of financial analyses such as cash flow and depreciation forecasting, net present value, internal rate of return, and life cycle costs.
- Understanding of real estate asset management.
- Knowledge of Microsoft Office applications and projection software.
Travel
This position requires periodic travel to target markets as necessary.
