The company specializes in developing and enhancing property for trucks, trailers, buses, construction, and materials storage ranging from single tenant to large-scale, complex integrated facilities and over the last six years, it has acquired and developed over $500 million of IOS-related real estate creating value for its clients and partners.
Summary
The Market Officer will serve as the lead point of contact within the Texas market. This role combines acquisitions and leasing, with responsibility for sourcing and executing investment opportunities from acquisition to stabilization and providing market-level intelligence to make informed decisions on investment opportunities. The Market Officer will partner closely with internal and external parties, while representing the company externally with brokers, owners, tenants, and municipalities.
Roles & Responsibilities (Acquisitions/Deployment)
- Build and maintain comprehensive knowledge of assigned markets and submarkets, including tenant demand drivers, zoning/land-use regulations, rental/sale comps, and vacancy/supply trends.
- Source new IOS and low-coverage opportunities through broker networks, direct outreach, and local relationships.
- Negotiate LOI’s and purchase agreements in coordination with internal and external counsels – knowledge of market-specific standards would be considered a strong addition.
- Serve as the transaction lead from initial underwriting to eventual closing of an investment opportunity.
- Lead underwriting of prospective acquisitions: work with support staff to prepare market-level underwriting assumptions, including, but not limited to market rents, stabilized real estate taxes, and capital budgeting in coordination with the firm’s head of construction.
Roles & Responsibilities (Leasing)
- Drive leasing strategy across assigned assets: negotiate LOIs and leases, manage tenant renewals, and collaborate with brokers to achieve market rents and occupancy goals.
- Oversee capital program implementation in coordination with the firm’s head of construction to assure underwritten assumptions are achieved in terms of timing and cost.
- Cultivate and maintain tenant relationships in assigned markets – work with broader organization to keep up-to-date knowledge on potential tenants looking to expand into the region.
Requirements
- Bachelor’s degree in real estate, Finance, Economics, or related field.
- Industrial real estate acquisitions experience with institutional capital partners.
- Interest in overseeing leasing strategy – prior IOS experience a plus but not required.
- Strong financial modeling and analytical skills (Excel, Argus a plus).
- Demonstrated ability to source opportunities and close transactions.
- Proven knowledge of zoning and land-use nuances in respective markets – relationships with local land-use, construction, and tax attorneys are considered a strong addition.
- Excellent negotiation and communication skills; proven ability to build relationships across brokers, tenants, and municipalities.
- Highly organized, detail-oriented, and capable of managing multiple projects simultaneously.
